studio ten12 believes a well staged home will reflect today’s trends, but more importantly, enhance a home’s features and strengths. Our specialty is working with a homeowner’s current furnishings and possessions in order to minimize expenses while maximizing the appeal to potential buyers. We stage homes paying special attention to traffic flow, focal points and creating an environment which allows buyers to picture their lifestyle in the home. We do all the necessary work to put your home on the market and command top dollar for your property.

Our staging services range from a consultation with a detailed report, to staging your home, to designing and managing remodeling projects that will help maximize the value of your home sale.
Family Room (Before) Despite being a beautiful room, this space appeared dark and therefore a little dreary. We recommended new paint colors and cabinet hardware, then staged the room using the client’s existing furniture from throughout the house along with some new accessories.
Family Room (After) The result is a bright, inviting, modern family room, and the homeowner is looking forward to using the new accessories in her new home!
Master Bedroom (Before) While well decorated, this home was dated for today’s market.
Master Bedroom (After) We selected new paint colors and carpeting, then staged the room with new bedding and the client’s existing furniture and art to create a calm and airy master retreat. What a difference the right paint color makes!
Master Bedroom 2 (Before) Here is a master bedroom that reflects most of our daily lives! To appear as a respite for the future homeowner, we worked with the client to pack items they weren’t using every day, make space in the closet, and create a use for the bedroom’s alcove.
Master Bedroom 2 (After) Now, this soothing, spacious room is a breath of fresh air with plenty of light and storage space for prospective buyers.
Study Room (Before) Formal living room or preschool? Buyers need to know that there is plenty of space in a home for their “stuff,” and they need to see that each space has a purpose.
Study Room (After) Because this room was at the front of the house, we created a relaxing conversation area to welcome guests, and many of the toys are in the storage piece! Now the kids can still play right up until their move.
Office (Before) Most buyers today are looking for home offices, but the drudgery of work sells fastest when we streamline, simplify, and create space to breathe!
Office (After) Increasing light, bringing in a relaxing chair, and managing electrical cords were some of the tricks to transform this space.
